Terms of service.
These terms govern a business’s use of the RentPayment platform to collect rent and instruct disbursement to landlords.

1. Parties and scope
This agreement is between MOS Utility Limited (“RentPayment”, “we”) and the business accepting these terms (“you”). It covers your use of the platform to register senders and beneficiaries, collect payments and instruct disbursements.
RentPayment is powered by MOS Utility Ltd and facilitates payments through a licensed payment gateway and partner banks. It is not a bank, does not hold deposits and does not lend.
2. Your account
You access the platform with an agent code and credentials issued to your business. You are responsible for keeping them confidential and for all activity performed under them. Each action is recorded against the acting user.
3. Your obligations
- Submit sender and beneficiary details accurately, and only where you are entitled to do so.
- Use the platform only for rent collection and related disbursement in the course of your business.
- Complete the verification steps the platform requires: beneficiary bank verification, sender mobile OTP, and PAN verification for payments of ₹50,000 or more.
- Do not attempt to circumvent verification, charge calculation or record-keeping controls.
4. Verification
Before a disbursement is attempted, the beneficiary account is verified against the bank. The account-holder name returned by the bank is the name stored and printed, whether or not it matches the name you entered, and you accept it as authoritative for the transfer.
5. Charges
Charges are calculated from the rate card applicable to your agreement and vary by payment method and card type: a service charge, a distributor margin and an agent margin, plus GST. The complete split and the net amount payable to the beneficiary are shown before you confirm; confirming is your acceptance of that split.
6. Collection and settlement
Collection is performed by the payment gateway using the method the payer selects. Disbursement is by IMPS, which is near-instant, or NEFT, which is processed in the banking system’s batch cycles. Timing depends on the rail used and on the receiving bank; we do not guarantee a settlement time.
7. Failed transfers and refunds
Where a transfer is confirmed failed by the bank, the amount is credited back to your wallet automatically. Refund handling is set out in the refund and cancellation policy, which forms part of these terms.
8. Records
Every event in a transaction’s life is recorded, with stored payloads redacted. You can access your own complete record. You acknowledge that this record, and the bank replies within it, are the reference used to resolve disputes about a transaction.
9. Liability
We are not liable for the acts or omissions of the payment gateway, a partner bank or a receiving bank, nor for delays arising within the banking system. Nothing in this clause limits liability that cannot be limited under applicable law.
10. Suspension and termination
We may suspend or terminate access where these terms are breached, where required by law or by a partner institution, or where activity indicates fraud or misuse. Transaction records are retained after termination in line with the privacy policy.
11. Governing law
These terms are governed by the laws of India, with jurisdiction at Mumbai, Maharashtra.
